Company Registered Office in Pakistan: Do You Need a Physical Office?

Short answer: no, you don't need a rented office with desks and staff to register a company in Pakistan. You do need a company registered office. This is a real address in Pakistan where SECP, FBR and others can send official notices, and where your company's statutory records are kept. For many founders that address is a home, a coworking space or a virtual office.

The catch is that the address has to work in practice, not just on the form. Below is what the law expects, the realistic options, and what to check before you type an address into your SECP application.

What Is a Company Registered Office in Pakistan?

Under the Companies Act, 2017, every company must have a registered office in Pakistan to which communications and notices can be addressed. You provide this address during SECP company registration through SECP's online portal, and it becomes part of your company's public record.

A registered office is a legal address, not necessarily where the work happens. A small software company could have its registered office in SMCHS while its developers work from home in Gulshan or Nazimabad. What matters is that the address is genuine, someone actually receives post there, and you can show your right to use it if asked.

You can change it later. That means passing a board resolution, notifying the registrar within the prescribed time and updating your other records. Moving the registered office to a different province involves extra approvals, so it's worth choosing carefully from the start. For the full incorporation process, see our walkthrough on registering a private limited company in Pakistan.

Why Companies Need a Registered Office Address

It can feel like a formality, but the registered office does real work:

  • Official notices. Letters from SECP, tax authorities and courts can be sent here. If they land at an address nobody checks, you can miss deadlines and face penalties.
  • Statutory records. Company registers and minutes of board and general meetings are generally kept at the registered office unless you've formally notified another place.
  • Public identity. Your company name and registered office address are expected on letterheads, invoices and other official documents, and the company name should be displayed outside the office.
  • Banking and tax. Banks opening a company account, and FBR for some registrations, often ask for proof of premises such as a tenancy agreement or utility bill. Requirements vary by bank and by the type of tax registration, and sales tax registration tends to be stricter.

Physical or Virtual Office: Which Works for Your Registered Address?

There are four common routes. Each can be valid; the right one depends on your budget, privacy and how you meet clients.

OptionGood forWatch out for
Home addressSolo founders and freelancers turning their work into a companyYour home address becomes public. Tenants need the landlord's permission, and utility bills may be in someone else's name.
Rented officeTeams that need a full-time workplaceHighest cost: advance, deposit, generator or UPS, internet, maintenance, plus a long lease.
Coworking desk or private officeFounders who want a real workplace and a business address in oneCheck whether your plan lets you use the address for registration, and what documents the provider will issue.
Virtual officeRemote teams and freelancers who need a professional virtual address and mail handling without paying for a deskConfirm it will be accepted by SECP, your bank and FBR, and get a written agreement in the company's name.

If you've been reading US-focused guides, you'll see bundles sold as a "virtual office and registered agent" package. Pakistan has no direct equivalent of the US registered agent for locally incorporated companies. What you need is the registered office itself, plus a reliable person or provider receiving mail there.

As one example, SandBox's virtual office in Karachi includes an SMCHS business address, mail handling and meeting room access, starting from Rs.7,000/month. If you also want somewhere to work, flex desks start from Rs.22,000/month and private offices from Rs.75,000/month. These are starting prices; see current plans and rates for details. Before using any provider's address, ours included, for SECP registration, ask the questions below and get the answers in writing.

Our guide to virtual offices in Karachi covers how these plans work day to day.

Questions to Ask Before Choosing a Registered Office Provider

A registered office service is only as good as its paperwork and its mail desk. Ask:

  • Can this address be used as a company's registered office with SECP?
  • Will the agreement be issued in the company's name, and what supporting documents (NOC, agreement copy, utility bill copy) do you provide for SECP, banks and FBR?
  • Who receives mail and couriers, and how will I be told when something arrives? Same day, by message or email?
  • Can documents be scanned, collected or forwarded? How long is uncollected mail kept?
  • Can my company name be displayed at the premises?
  • Can I meet clients there, and how are meeting rooms booked and charged?
  • What's the notice period? If I leave, how much time do I get to change my registered office before you stop accepting post?

A provider who hesitates on the first two questions is a risk. Changing your registered office later means fresh filings and updating every bank, tax and client record.

Using Your Registered Address for Mail, Meetings, and Client Documents

Mail

Decide who is responsible for checking post, even if it's just you once a week. Signed contracts from foreign clients, bank cards, cheque books and government notices can all arrive by courier. A missed delivery can cost days you don't have.

Meetings

A registered address doesn't have to be where you meet people, but it helps if it can be. If you work from home, booking a meeting room by the hour is easier than hosting a client in your drawing room or shouting over a cafe. SandBox meeting rooms start from Rs.3,000/hour, and the virtual office plan includes meeting room access. Downtown is off Shahra-e-Faisal near the SMCHS Roundabout, convenient for PECHS, Clifton and Defence. Parkside is near the 4 Minar Roundabout in Gulshan-e-Iqbal.

Client documents

Write your address in one standard format and use it everywhere: SECP record, NTN, bank account, invoices, contracts and your website. Mismatched spellings or missing block numbers are a common cause of KYC delays with banks and payment platforms. They can also slow down international clients who verify vendors before paying.

Next steps before you submit your registration

  1. Decide where you'll actually work for the next year: home, coworking or your own office.
  2. Pick your registered address and get written permission or a signed agreement.
  3. Collect proof documents, such as the tenancy or service agreement, a recent utility bill and an NOC where needed.
  4. Check current requirements on SECP's website, and on FBR's website for tax registration.
  5. Fix one address format and use it on every form.
  6. Set up a mail routine so nothing official sits unopened.

If you'd like to see the SMCHS address in person and ask about virtual office paperwork before you file, call or WhatsApp us on 03040445341. You can also try either location free for up to 3 hours.

Frequently asked questions

Can I use my home address as my company's registered office in Pakistan?

Generally yes, as long as it is a real address where post is received. If you rent, get the landlord's written permission. Keep in mind the address becomes part of the company's public record.

Can I change my registered office after incorporation?

Yes. You pass a board resolution and notify the registrar within the prescribed time. Then update FBR, your bank, letterheads, invoices and client contracts. Moving to another province involves extra approvals.

Will my registered office address be visible to the public?

Yes. The registered office is part of your company's record with SECP. Many founders use a business or virtual office address so their home address stays private.

Does my registered office have to be the same as where I work?

No. The registered office is the legal address for notices and records. Your team can work elsewhere, as long as mail at the registered office is received and acted on.
